The 4 Steps to Financing Your Home

Get Pre-Approved

Before beginning your home search, meet with a lender to obtain a mortgage pre-approval. This helps determine your purchasing power and shows sellers you’re a serious buyer when submitting an offer.

Your lender will review information such as income, assets, debts, and credit history to determine how much you may qualify to borrow and which loan options may be available to you.

Choose the Right Loan Program

Once you’re pre-approved, your lender will help you compare available loan programs such as conventional, FHA, or VA loans. Each option offers different advantages depending on your financial situation.

During this stage, you’ll review estimated monthly payments, interest rate options, and closing costs so you clearly understand your financing before moving forward with a purchase.

Loan Application & Processing

After your offer on a home is accepted, you’ll complete the formal loan application. Your lender will confirm final loan details, including your down payment amount and the fees associated with your accepted purchase contract.

Your loan then moves into processing and underwriting while documentation is verified and the appraisal and title review are completed.

Final Approval & Closing

Once your loan receives final approval, you’ll review the Closing Disclosure outlining your final loan terms and costs. The title company will schedule your closing appointment where you’ll sign the final documents.

After the transaction is recorded, ownership of the home is transferred to you—and you receive the keys to your new home.
